The offered real estate is situated in a perfect area in the city center of Huerth. The city of Huerth borders directly on the west side of Cologne and developed as an important media site during the last few years. Huerth is also well known from the existing big industry.
Originally the real estate was used as an administrative building and has been built in 1971 for the former “Landkreis Koeln” and afterwards for the newly established “Erftkreis”. The administration of the community has been centralized in Bergheim in 1992 so the real estate has been used commercially since 1993. The construction is in a very solid condition; the interior work of the rental units is

Sales price
The asking sales price is 22.200.000,00 EURO plus value added tax on commercial rent objects. The value added tax can be deducted of the input tax so it is a transitory item.
This sales price equals a factor of only 11,58-times the yearly net rent of approx. 1.917.700,00 EURO.
Land Title Register
The overall property is divided in two part ownership units and registered.
a) In the land title register, section part ownership, of the County Court Brühl of Hermülheim, map 4539, in conjunction with
53.166/100.000 part of ownership of the property (all rental units apart from the Senior Citizen Residence).
b) In the land title register, section part ownership, of the County Court Brühl of Hermülheim, map 4540, in conjunction with
46.834/100.000 part of ownership of the property (only the Senior Citizen Residence).
The two section part ownerships can be dissolved and changed into real ownership.
Real Estate
The property has the cadastre designation, Township of Hermülheim, Rang 1, Lot # 777, building and open-space areas, mixed use
with residential, riedrich-Ebert-Strasse 11, and has a size of 9.358 square meter.
The real estate is located downtown. The City and Town Hall of the town Hürth, the School Center as well as the Shopping Center
“Hürth Park” are situated in the immediate neighborhood.
In addition we would like to point out, that currently a new development plan is being established which shows said real estate
surrounded with attractive residential construction, and incl. to the south construction of a new street, named “Boulevard”, as one of
the city’s structural focal points.
Underground garage
The basement has sufficient covered car parking spaces. In the area of Somnia-Klinik an the offices are enough open car parking

Lessee-Relations
1. Senior Citizen Residence
The concerned rental object will be rent to the Caritasverband fuer den Erftkreis e.V.. The board has decided to enter the rental
agreement and has already prepared the necessary documents. Only the Erzbistum Koeln, as the supervisory body, has to confirm the
closing of the contarct.
The Caritasverband has an excellent credit solvency and operates besides many charity facilities already 8 senior citizen residencies
within the Erftkreis.
Incidentally, the contract of lease will be provided with the following essential features:
a) Begin of Lease: planned for September 1st, 2003;
b) Term of Lease: until December 31st, 2023
c) Net Rent: monthly 71.250,00 EURO;.
d) Running costs have to be paid Lessee;
e) The rent for the part ownership B (senior citizen residence)
is divided within the first 12 months as follows:
1. to 4. months each 17.812,50 EURO
5. to 8 months each 35.625,00 EURO
9. to 12. months each 53.437,50 EURO
from the 13. months onwards each 71.250,00 EURO
2. Private Clinic
A lease is in place with the Somnia Klinik GmbH. The lease term has already begun in 1995, and will expire July 31st, 2015. The
rental agreement was amended as follows:
The leased area has been extended to 1.300 square meters. The term is until July 31st, 2020.
The solvency of the Lessee is impeccable. Besides this clinic Hürth, it also manages the Private Clinic Haus Horst in
Mönchengladbach.
The lease contract contains the following essential features:
a) Begin of Lease: August 1st,1995
b) Term of Lease: until July 31st, 2020
c) Net Rent: 50.500,00 EURO/month until May 31st, 2003, 61.250,00/month as of June 1st, 2003.
d) Adjustment of Rent: According to the cost-of-living-index at an alteration of more than 10 points, the full amount.
e) Additional Expenses: Maintenance and repairs -with the exception of roof and structure- is the responsibility of the Lessee. The
Lessee also bears all operating expenses according to §27 combined with enclosure 3 of the II. BVO.
3. Health Club
A lease is in place with the FHD Fitness Clubs GmbH. The lease will expire June 30th, 2012. Furthermore, the Lessee has three (3)
consecutive options to extend the term of the lease, each time by five (5) years.
The lease contract contains the following essential features:
a) Begin of Lease: November 4th, 1993
b) Term of Lease: until June 30th, 2012
c) Net Rent: monthly 14.461,99 EURO..
d) Adjustment of Rent: According to the cost-of-living-index at an alteration of more than 10 % to 75 % (beginning 01.07.2001)
e) Additional Expenses: Maintenance and repairs -with the exception of roof and structure- is the responsibility of the Lessee. The
Lessee also bears all operating expenses according to §27 combined with enclosure 3 of the II. BVO.
4. Video Library
A lease is in place with the MBV-Videotheken-Betreiber GmbH located in Köln (Cologne) since September 1st, 1994. The lease
will expire August 31st, 2004 but will be assumed by the Muehlenbach Videotheken VVS GmbH as of January 1st, 2004 with a
term until December 31st, 2007. Furthermore, the Lessee has a consecutive option to extend the term of the lease of another five (5)
years.
The lease contract contains the following essential features:
a) Begin of Lease: September 1st,1994
b) Term of Lease: until August 31st ,2004 with option of another 5 years in favor of the lessee.
c) Net Rental: monthly 8.575,00 EURO.
d) Adjustment of Rent: According to the cost-of-living-index at an alteration of more than 10 points, the full amount.
e) Additional Expenses: Maintenance and repairs -with the exception of roof and structure- is the responsibility of the Lessee. The
Lessee also bears all operating expenses according to §27 combined with enclosure 3 of the II. BVO.
5. Retail-Store for automobile license plates
A lease is in place with the ASG Autoschilder GmbH located in Braunschweig, which operates a multitude of such businesses
nationwide. A sub-branch of the public road agency of the Erft-District is located in the immediate vicinity. Because of the vicinity to
said agency, such business spaces are a much sought-after commodity, which explains a rent of more than 23,80 EURO / square
meter.
The lease contract contains the following essential features:
a) Begin of Lease: September 1st, 1993.
b) Term of Lease: until August 31st, 2006 with 2 options of another 3 years in favor of lessee, which already has been exercised once
until August 31st, 2006.
c) Net Rent: monthly 7.140,00 EURO.
d) Adjustment of Rent: According to the cost-of living-index at an alteration of more than 10 points, the full amount.
e) Additional Expenses: maintenance and repairs -with the exception of roof and structure- is the responsibility of the Lessee. The
Lessee also bears all operating expenses according to §27 combined with enclosure 3 of the II. BVO.
6. Office spaces insurance agency Sablowski
The concerning rent object have an area of approx. 100 qm and it will be managed as an insurance agency. The lease runs for an
idenfinite period and have a period of notice from 3 month.
The lease contract contains the following essential features:
a) Begin of Lease: August 1st, 2001
b) Net Rent: monthly 511,29 EURO
c) Additional Expenses: maintenance and repairs -with the exception of roof and structure- is the responsibility of the Lessee. The
Lessee also bears all operating expenses according to §27 combined with enclosure 3 of the II. BVO
7. Radio-Repeater
A lease is in place with the company E-Plus until August 31st, 2016 with a monthly compensation of use in an amount of 255,65
EURO, which is payable once a year. Referring to these user compensation exists also warranted by a clause, whereby an adjustment
at an alteration of the cost-of living-index of more than 10 points will take place.
